Overview
Construction Management is a project delivery system that uses a construction manager to facilitate the design and construction of a project by organizing and directing project resources to accomplish the purpose of the design, and applies effective management techniques to the planning, design, and construction of a project from initiation to closeout for the purpose of controlling time, cost and quality.
The services provided by TPM during the Six Phases of a Construction Project are as follows:
Pre-Design
Overview
Pre-design is a team process conducted through the efforts of Project Management firm in consultation with the client. This phase shapes the ideas into a well-defined project that is feasible, properly approved and well funded.

Design
Overview
A final design is produced with feedback from both the client and Project Management staff. The goal is to develop a design that meets the project’s programmatic needs, is compliant with applicable standards, and is within budget.

After design approval, detailed construction drawings and technical specifications, bill of quantities, bidding procedures and general and particular conditions of contract are prepared showing how the building or project is to be constructed. These documents provide contractors the level of detail needed to calculate construction costs and bid on the project.

Bid Process
Overview
Once construction bid documents are ready, they are released according to agreed bid process. When the bids have been returned, they are reviewed and the project is awarded according to purchasing policies. Alternative contracting methods such as design build may be followed in agreement with the client.

Overview
The Construction Phase consists of the coordination of all activities that are included in the construction of a particular Project. The Construction Manager shall be responsible for coordinating the work for the Project pursuant to the Project Construction Schedule.
The goal of effective construction management is to integrate the design and construction phases of a project while keeping it on schedule and within budget, and ensuring a completed product of the highest quality. To ensure that all project objectives are fully met, TPM staff utilize their engineering skill, experience, and knowledge of construction contracting to develop realistic schedules, prepare accurate construction estimates, analyze alternative designs, study labor conditions, perform value engineering, and effectively coordinate the activities of the construction team
TPM use a fast tracking approach that compress project delivery cycles by overlapping activities that had typically been performed in rigid sequence. Fast Tracking approach will divide a project into multiple bid packages that enable the contractor to pour foundations or erect steel while the architect was still designing interior partitions

Occupancy
As construction nears completion, we will assist clients with their move into the new or improved project. We also coordinate commissioning of building systems, which involves testing and calibrating such building features as fire alarm and fighting system, and heating, ventilation and air-conditioning equipment.
